Roof evaluation: Repair, Recover or Replace ?

Managing roofing systems is one of the more complex tasks in property management. The combined effects of weather, time, foot traffic, wreak HAVC, satellite dishes on the roof and their components. Unfortunately, most managers and owners choose to do little, until a roof leak. By that time damage has been done.

Usually managers and owners are left with three options – repair, recover or replace and what type of components?

To make this decision, owners need data. Data include when was the roof installed, was it the original roof or a replacement? history of repair and inspections.

Two activities can provide vital information needed to make a correct decision –

1, Moisture survey, standing water, weather and foot traffic are enemies of roofs. pounding, improperly installed roof drains, punctures of roof membrane, failed seams, blisters, soft areas and the growth of vegetation. There is nuclear moisture testing, infrared thermography surveys and Electrical capacitance testing.

2, Inspection for failed joints, loose flashing, material has separated from roof surface, visible damages, cracked or missing shingles, tiles, loos granular and curling. Corrosion of panels and fasteners, loose panels, failing components require immediate attention.
